Austin, Texas — HFF has arranged $92 million in financing for a three-property, 1,653-bed student housing portfolio in Iowa, Texas and South Carolina. Doug Opalka, Casey Wenzel and Michael Johnson of HFF worked on behalf of Austin-based Aspen Heights and Safanad to secure the three-year, floating-rate loan through a large institutional lender. Loan proceeds were used to refinance existing construction financing. Gainesville, Fla. — Park Partners Residential, a joint venture between Rosemurgy Properties and Giles Capital Group, has received $38.8 million in financing for two communities near the University of Florida. Värde Partners has provided a $27.3 million loan for The Niche community and an $11.5 million loan for The Nook. Both properties recently underwent renovations, and offer a combined total of 1,356 beds. Elliott Throne and Jesse Wright of HFF worked to place the financing on behalf of the borrower.

Austin, Texas — HFF has arranged the sale of Villas on 26th, a 182-bed student housing community located near the University of Texas at Austin. The community offers one-, three-, four-, five- and six-bedroom units, with larger units featuring private, in-home movie theaters. Shared amenities include a pool-sized hot tub, multiple outdoor patios with televisions and a 24-hour fitness center. Ryan McBride and Doug Opalka of HFF represented the seller, Zucker Properties, in the disposition of the community to Arrimus Capital. Terms of the transaction were undisclosed.
