Ames, Iowa
— The Opus Group will begin construction this month on The Foundry, a student residential and retail complex adjacent to Iowa State University’s campus in Ames, Iowa. The six-story building will feature 53 units and 144 bedrooms with 7,500 square feet of ground-level retail space. It will be complete in August 2015. Opus Development Company LLC is the developer and Opus Design Build LLC is the design-builder. Opus AE Group LLC is partnering with Minneapolis-based Elness Swenson Graham Architects Inc. on the design.

A campus bookstore will be demolished prior to the start of construction. The Foundry, which Opus says is located at the gateway to campus, will offer two- and four-bedroom units and amenities including a large fitness center, study lounges, game room and private heated underground parking. Opus recently completed two luxury student housing projects at the University of Minnesota with three others currently underway near university campuses in Madison, Wis., Milwaukee and Minneapolis.
