Dallas — New tools provide standardized reporting aimed at developers.
Dallas —Axiometrics Inc., a provider of apartment market data and advisory services, has introduced a student housing report. The monthly survey will use proprietary monthly surveying methodology to evaluate universities’ common data sets (CDS), historical housing
and meal plan rates, and other information to generate in-depth comparisons that account for differences in amenity levels, for both by-the-bed and by-the-unit properties, on- and off-campus.
Axiometrics is tracking multiple amenities including: furnished or unfurnished, utilities (unlimited or capped), cable TV and movie channels (free or fee-based), Internet (wireless/ethernet, free or fee-based), washer/dryer connections (free or fee-based), shuttle to school and university bus line.
Axiometrics also measures the monthly velocity at which student properties are pre-leasing for the fall.
The Axiometrics student housing solution also tracks the development pipeline, forecasting availability, and absorption of new beds as well as providing a 20-quarter forecast regarding the performance of student housing assets.
“With more and more developers looking to fulfill the growing demand for student housing, it is critically important that they have standardized, amenity-adjusted information for each property and university so that they can develop the right unit/bed mix in their projects,” said Ron Johnsey, president of Axiometrics.
Axiometrics tracks information on student housing at more than 200 universities across the country and will provide reports at the university and project level.
