The property was developed by by Opus Development and offers studio to four-bedroom, fully furnished units. Shared amenities at the community include a rooftop swimming pool, 24-hour fitness center, game room, study lounges, outdoor grilling stations, a relaxation room with a sauna and on-site scooter rentals. The property was 92 percent occupied at the time of assignment.

Birmingham, Ala. — Ready Capital has closed a $15 million loan for the acquisition, conversion, renovation and stabilization of an unnamed, 176-unit student housing property in Birmingham. The undisclosed sponsor plans to transform the property from student housing to traditional multifamily through a rebranding and renovation program. The non-recourse, interest-only, floating-rate loan features a 36-month term, two extension options and is inclusive of a facility to provide future funding for capital expenditures and interest shortfalls.

Birmingham, Ala. — Cushman & Wakefield has arranged the sale of The Alden, a 528-bed student housing community located in Birmingham. Travis Prince, Shawn Lubic, Victoria Marks, Jimmy Adams, Craig Hey and Andrew Brown of Cushman & Wakefield brokered the disposition from Saban to Two Waters Capital Management Saban for an undisclosed price. The property is set to undergo renovations under the new ownership including upgrades to unit interiors, the clubhouse, amenities and other common areas. The community will also be converted from student housing to conventional multifamily units.

Tuscaloosa, Ala. — A joint venture between Alex. Brown Realty and Student Quarters has acquired Riverfront Village, a 440-bed student housing property located near the University of Alabama campus in Tuscaloosa. The 192-unit community was built in 2014 and offers a mix of one-, two- and three-bedroom floorplans with bed-to-bath parity. Birmingham, Ala. — Capstone Development Partners has launched a new corporate program named Stepstone in support of improving access to higher education. An initial investment of $100,000 was seed-funded by principals of Capstone in December 2019 and has been annually augmented through the contribution of a percentage of the Birmingham-based company’s profits.
