Atlanta — Toll Brothers Campus Living has completed Kinetic, a $91 million student housing development located near the Georgia Institute of Technology (Georgia Tech) campus in Atlanta. US Bank provided construction financing for the 752-bed project, which broke ground in July 2022. The community offers 239 fully furnished units with bed-to-bath parity in one- through five-bedroom configurations. South Bend, Ind. — The 87, an 810-bed student housing development located near the University of Notre Dame campus in South Bend, was recently completed by Toll Brothers Campus Living. Centier Bank provided $91 million in construction financing for the project, which broke ground in September 2022. The community also serves students attending Holy Cross College and St. Mary’s College. The development offers 335 fully furnished units with bed-to-bath parity in studio through four-bedroom configurations, alongside townhomes. Denton, Texas — Rael Development Corp. has broken ground on Charme on Eagle, a 463-bed student housing development located near the University of North Texas campus in Denton. Set for delivery in fall 2026, the community will offers 192 units in studio through four-bedroom configurations. Further details on the project were not disclosed. The development is Rael’s second in the Denton market, following CityParc at Fry Street.

Annex Group Breaks Ground on 542-Bed Student Housing Community at University of Memphis

Memphis, Tenn. — The Annex Group has broken ground on a new, 542-bed student housing community at the University of Memphis. Situated within the Park Avenue Campus, the property will feature studio, two- and four-bedroom units, as well as study spaces, social spaces, outdoor living areas and grab-and-go dining options. The opening is scheduled for fall 2026. This marks The Annex Group’s second student housing community in the Memphis market.

Austin, Texas — Northmarq has arranged construction financing for Avalon Pointe, a 142-unit student housing development located near the University of Texas in Austin’s West Campus neighborhood. The 10-story community will offer studio, one- and two-bedroom units. Shared amenities will include a first-floor study lounge, fitness center, electric vehicle charging stations and a 10th floor social room. Austin, Texas — American Campus Communities (ACC) has delivered six student housing projects totaling 3,867 beds. Development costs for the portfolio totaled $855 million. New deliveries include: Meadows Apartments: a 604-bed development serving students attending Princeton University in Princeton, New Jersey. The project achieved LEED Silver certification and features apartment-style units with shared amenities including a communal kitchen, children’s playroom and a market/café. College Park, Md. — A public-private partnership (P3) between Campus Apartments, Mosaic Development Partners and the University of Maryland has broken ground on a $148.8 million graduate student housing project on the university’s campus in College Park. The community is the first of a larger, three-phase development that will replace the existing “Leonardtown” section of campus.
