Acquisitions include a 283-bed development targeting students attending Simon Fraser University (SFU) and young professionals in Vancouver; and The Shelley, a boutique community located near the University of Victoria. The community near SFU is being developed through a partnership with Rize and is expected for completion in 2026. The property will offer three- and four-bedroom units.

Gainesville, Fla. — Cushman & Wakefield has brokered the $35 million sale of The Pavilion on 62nd, a 312-unit student housing community located at 1000 S.W. 62nd Blvd. in Gainesville. A joint venture between Coastline Management Group and an entity doing business as RWW Gainesville LLC purchased the property from an undisclosed Delaware limited liability company. Eugene, Ore. — A joint venture between Core Spaces and Harrison Street has acquired Identity Eugene, a 686-bed student housing community located near the University of Oregon campus in Eugene. The property has been rebranded The Rive Eugene and offers 209 units in studio through five-bedroom configurations. The 213-unit property was acquired from Fountain Residential Partners for an undisclosed price. Teddy Leatherman of JLL brokered the transaction. Murfreesboro, Tenn. — Capstone Real Estate Investment (CREI) has sold Landmark Apartments, a 264-unit community located near the Middle Tennessee State University campus in Murfreesboro. The property was acquired as a student housing project by the company in 2020 and underwent significant renovation, including the transformation of the community into traditional multifamily. Landmark Apartments offers one-, two- and three-bedroom units. The buyer in the transaction was not disclosed.

Fort Worth, Texas — Greysteel has arranged the sale of University Village, a 16-unit multifamily property located one block from Texas Christian University (TCU) in Fort Worth. The community is the closest off-campus housing option for TCU students, according to Greysteel. Andrew Mueller of the company’s national multifamily team arranged the sale on behalf of the undisclosed buyer and seller. Further details on the property were not provided.

Huntsville, Texas — McNair Collegiate Partners has arranged the sale of Campus Edge Huntsville, a 192-bed student housing property located adjacent to the Sam Houston State University campus in Huntsville. The garden-style community is composed of three buildings offering four-bedroom units. Shared amenities include a resort-style swimming pool, 24-hour fitness center, private study lounges, a pet park and lounge area. Jeyton McNair and Mitch Holt of McNair represented the seller in the disposition. Both the buyer and seller were undisclosed.

Champaign, Ill. — BWE has secured $10 million in acquisition financing for a portfolio of student housing properties near the University of Illinois Urbana-Champaign campus. Mike Guterman of BWE secured the financing on behalf of an undisclosed student housing owner and operator based on the East Coast. The financing was provided by a Midwest regional bank and features a five-year, 60 percent loan-to-cost ratio. The portfolio includes a mix of single family properties and small student housing communities totaling 616 beds across 170 units.

Division

Kingston, Ontario — Harrison Street has acquired a two-property student housing portfolio located near Queen’s University in Kingston. The adjacent properties, dubbed Division and Garrett, consist of 53 units and 145 beds. Construction on the communities was completed over the past year. Both properties were fully leased at the time of sale. Varsity Communities has been tapped to manage the properties. Following this transaction, Harrison Street’s open-ended Canada Alternative Real Estate Fund has closed on investments valued in excess of $1 billion CAD since launching in 2021.
