Fayetteville, Ark. and Tallahassee, Fla. — Cushman & Wakefield has secured $73 million in acquisition financing for two student housing communities located in Arkansas and Florida.  The seven-year financing was placed through Guardian Life Insurance on behalf of the borrower, a joint venture between GFH Financial Group and Student Quarters. Gideon Gil, Alex Lapidus, Meredith Donovan and Sebastian Sanchez of Cushman & Wakefield arranged the financing. Fayetteville, Ark. — The Aspen Fayetteville, a 202-unit student housing community located less than one mile from the University of Arkansas campus, has opened in Fayetteville. Aspen Heights developed and will manage the property, which is owned by an an entity affiliated with Platform Ventures. The community offers a mix of two-, three- and four-bedroom units that are fully furnished by Gus* Design Group. Shared amenities include an indoor and outdoor fitness center, resort-style swimming pool, hot tub, lounge and study rooms, a fire pit and grilling station.

Hot Springs, Ark. — A public-private partnership between Servitas and National Park College has completed construction on a 180-bed residence hall. The community — Dogwood Hall — will offer the college’s first on-campus student accommodations. The property consists of 52 apartment-style, fully furnished units. Shared amenities include study lounges on each floor, package lockers, an on-site laundry room and resident parking. Servitas served as lead developer for the project and will manage the community. The development team also included BGO Architect, Design Collective, Annex and Stevens Financing.

Tallahassee, Fla., Gainesville, Fla., and Fayetteville, Ark. — UK-based investor East To West Capital has sold a three-property student housing portfolio located in Florida and Arkansas for an undisclosed price. The disposition includes Gator Cottages, serving students at the University of Florida in Gainesville; Whitham Cottages, located near the University of Arkansas in Fayetteville; and Seminole Gardens, serving students attending Florida State University in Tallahassee. Kevin Dufour and Director Kyle Peco of FourPoint Investment Sales Partners represented the seller in the transaction. The buyer was undisclosed.

Fayetteville, Ark. — Construction is underway on The Marshall Arkansas, a 647-bed community located near the University of Arkansas in Fayetteville. The project is being developed by Aptitude Development, and is expected for completion in August 2021. The community will offer shared amenities including a 14,000-square-foot clubhouse, state-of-the-art fitness facilities, resident lounges, a rooftop deck, swimming pool and an open-air social space. The property will also feature Aptitude’s branded study lounge titled ‘The Thought Center,’ which features group breakout rooms with smart televisions and white boards alongside private study corrals.

Fayetteville, Ark. — Newmark Knight Frank Multifamily (NKF) has arranged the sale of and acquisition financing for the Cottages on Hollywood, a 652-bed community located near the University of Arkansas in Fayetteville. Construction on the property was completed this fall. Ryan Lang, Brandon Buell and Jack Brett of NKF represented the seller, Barrett Development Group, in the disposition of the property to Inland for an undisclosed price.
