Indianapolis — Capstone Real Estate Investments (CREI) has acquired The Tyler Indianapolis, a 260-unit student housing community in downtown Indianapolis. The property was constructed in 2011 and serves students attending Indiana University – Purdue University Indianapolis. The mid-rise community offers one-, two-, three- and four-bedroom, fully furnished units. Shared amenities include a resort-style saltwater swimming pool, clubhouse, fitness center and a rooftop grilling and lounge area. The new ownership plans to rebrand and renovate the property, a timeline for which was undisclosed.

Bloomington, Ind. — Aspen Heights Partners is set to break ground on Aspen Heights Bloomington, a 671-bed community located near the Indiana University Bloomington campus.  The four-building property will offer shared amenities including outdoor courtyards, a resort-style swimming pool, state-of-the-art fitness center, resident clubhouse and indoor study areas. Financing for the development was provided by Pacific Western Bank. Lafayette, Ind. — Triad Real Estate Partners has arranged the $34 million sale of MARQ, a 110,075-square-foot community located near Purdue University in Lafayette. The 101-unit property offers shared amenities including a fitness center,  resident lounge and a green roof terrace with a grill. The community also features 23,238 square feet of retail space leased to Old National Bank and BRU Burger Bar. The seller is a family-owned regional developer based out of Indianapolis. The buyers are a family office based out of Los Angeles.

Athens, Ga. — Landmark Properties has unveiled plans to develop three new student housing projects totaling 2,544 beds across three states. The developments include The Standard at Philadelphia adjacent to the University of Pennsylvania and Drexel University; The Standard at Bloomington near Indiana University; and The Standard at Columbia near the University of South Carolina. Acquisitions include 10 North and The Crest. Both properties were built in 2014 and offer studio, one- and two-bedroom units alongside two retail parcels occupied by a bank and a bakery. New Albany, Ind. — Berkadia has secured $8.9 million in acquisition financing for a 141-unit student housing property located near the Indiana University Southeast campus in New Albany. Jason Brown and Sam Orman of Berkadia secured the three-year bridge loan through Old National Bank on behalf of the borrower, Zidan Management Group. Located at 4100 Prestwick Square, The Annex of New Albany offers a mix of studio, one-, two- and three-bedroom units. Shared amenities at the property include a clubhouse, resident lounge, 24-hour fitness center and laundry facilities.

West Lafayette, Ind. — Blacksburg, Virginia-based Pointe West Management — a third-party operator serving a portfolio of 2,500 beds surrounding Virginia Tech University — has merged with Granite Student Living. West Lafayette-based Granite provides third-party management for a portfolio of 9,500 beds across eight states. The company is currently pursuing other mergers, as well as traditional property management assignments. Granite focuses largely on student housing and offers a sub-brand, TRU living, which serves communities targeting graduate students and young professionals, as well as traditional multifamily properties.

Indianapolis — The Annex Group has announced plans to break ground on $445 million worth of new development projects in Montana, Washington, Iowa, Kansas, Michigan, Indiana, Oregon, North Carolina, Kentucky and Nebraska. South Bend, Ind. — An investment affiliate of Redstone Residential has acquired University Edge, a 528-bed student housing community located near the University of Notre Dame campus in South Bend, for $43 million. Kevin Larimer of Berkadia brokered the disposition of the property by Horizon Realty Advisors.
