Hawkins Way Capital Receives $45 Million Acquisition Financing for Garden Village in Berkeley, California

Berkeley, Calif. — Hawkins Way Capital has received $45 million in acquisition financing for Garden Village, a 225-bed student housing community located near the University of California, Berkeley campus. Brandon Smith, Annie Rice and Gyasi Edmondson of JLL Capital Markets secured the two-year, floating-rate financing through Limekiln Real Estate Investment Management on behalf of the borrower. The community was developed in 2016 and spans 64,301 square feet across 18 buildings. The new ownership plans to rebrand the property FOUND Study Southside Berkeley, and it will be managed by FCL Management. Built in 2016, the community offers 77 units in two- and four-bedroom configurations. Shared amenities include a rooftop farm and flower garden, outdoor patios, an indoor lounge, laundry room, fitness center and bike storage. Patrick Mullowney and Joel Dumes, now with Franklin Street, brokered the transaction.
