College Station, Texas — A joint venture between LV Collective and Culpepper Realty Co. has broken ground on a 953-bed student housing development located near the Texas A&M University campus in College Station. The community will span 752,500 square feet at 313 College Ave. and will offer 316 units in studio, one-, two-, three-, four-, five- and six-bedroom configurations. Shared amenities are set to include an active lobby with a café; a study mezzanine with coworking space and private rooms; resort-style swimming pool with a Jumbotron; rooftop resident and wellness lounge; fitness center with state-of-the-art equipment and a yoga studio; and courtyards and terraces. The property will also feature ground floor retail space. The project is scheduled for completion in 2027 and will be the first of three communities developed by the partnership as part of a larger Legacy Point master plan, which will include 2,800 beds of student housing and over 50,000 square feet of retail, entertainment, restaurants and outdoor amenity space. Kennedy Wilson provided financing for the project. The development team includes Andres Construction as general contractor, Oz Architecture as architect, Variant Collaborative for interior design, Ironwood Design Group for landscape architecture, Kimley Horn and VSM2 Structural Engineers.
