Maslow’s Campus Communities, Pennybacker Capital Management Form Strategic Partnership

by Katie Sloan

Austin, Texas — Maslow’s Campus Communities and Pennybacker Capital Management have formed a strategic partnership focused on public-private partnership developments with universities across the United States.

Founded by student housing industry pioneer Bill Bayless in 2024, Maslow’s designs, develops and manages student housing communities focused on affordability and providing environments that foster academic success. Partners at the Austin, Texas-based firm include Chief Operating Officer, Jennifer Beese, and Chief Investment Officer, William Talbot.

Prior to founding Maslow’s, Bayless co-founded American Campus Communities (ACC), where he led the company as CEO until shortly after the sale of the company to Blackstone for $12.8 billion in 2022.

Also based in Austin, Texas, Pennybacker is an investment manager with approximately $4 billion in assets under management. The firm pursues real estate and infrastructure strategies through closed- and open-ended vehicles.

“After a comprehensive process to find the optimal capital partner for Maslow’s, it became clear to us that Pennybacker was the perfect fit,” says Bayless. “Beyond their impressive track record, CEO Tim Berry and his team share our vision and perspective on the importance of company culture, values and creating win-win outcomes. This is a partnership that colleges and universities can look to with confidence.”
