Realco-Claremont to Rehab Autumn Woods

Bryan, Texas — Realco-Claremont LLC has announced a capital improvements plan for a student housing community it recently acquired in Bryan.

Bryan, Texas — New York-based Realco-Claremont LLC has announced a capital improvements plan for a student housing community it recently acquired in Bryan. Autumn Woods is a 160-unit, 400-bed property situated adjacent to Blinn College and less than 5 miles from Texas A&M University. Planned improvements to the property include the installation of electronic lock and key systems to all units, improvements to common amenities such as the pool and sports facilities, and the redesign of the community’s clubhouse and fitness center. The community will also be renamed College Edge. Realco-Claremont has brought on Austin, Texas-based Campus Advantage as property manager. Campus Advantage also created five new staff positions for community assistants and a director of residence life. The construction timetable for the improvements is unknown.

Last month, the property was purchased by Realco-Claremont, which is a joint venture between Realco Capital Partners and The Claremont Group. The seller was a Dallas-based private party. At the time of the transaction, occupancy at Autumn Woods was 94 percent. Apartment Realty Advisors brokered the deal.
