Subtext, Nuveen Acquire 3.13-Acre Development Site for VERVE Orlando Near University of Central Florida

Orlando, Fla. — A joint venture between Subtext and Nuveen Real Estate has acquired a 3.13-acre development site at 3133 N. Alafaya Trail near the University of Central Florida campus in Orlando. The property will be home to VERVE Orlando, a planned 626-bed student housing community. The development will span 446,078 square feet and offer a mix of studio, one-, two-, three-, four- and five-bedroom units. Shared amenities will include open study spaces, large and private study rooms, a podcast/content creation studio, fitness center, wellness suite, gaming lounge, club room with an indoor/outdoor bar and kitchen, resort-style swimming pool and a dog run. The community will also offer 573 parking spaces in an attached garage. Site work is currently underway with completion planned for 2026. The development team includes Dwell Design Studio, ESG Architecture & Design, Live Oak Contracting and Kimley-Horn and Associates. Simmons Bank is the lender for project financing.
