The transaction is the largest single-asset sale to date in the student housing sector, surpassing the $235 million University View transaction in 2018. Tuscaloosa, Ala. — A joint venture between Landmark Properties and affiliates of the Goldman Sachs Merchant Banking Division has acquired two student housing communities located near the University of Alabama. Acquisitions include My House on Caplewood, a 150-bed student housing property, and My House on the 50, a 161-bed student housing property. The communities were acquired from South City Partners for an undisclosed price.

Seattle — Landmark Properties has acquired an eight-parcel development site in Seattle’s University District. A group of undisclosed sellers sold the fee-simple assemblage, which was rezoned for greater density and taller buildings in 2017, for $39 million or $950 per-square-foot. Tim McKay, Dan Chhan and Sam Wayne of Colliers International represented the sellers in the disposition. Landmark Properties plans to begin construction on two 25-story residential towers and one seven-story mid-rise building in 2021. The Athens-based company’s new assignments are located in Tennessee, Oregon, South Carolina, Florida, Louisiana, Connecticut and North Carolina. Fort Collins, Colo. — Construction is underway on The Standard at Fort Collins, a 780-bed community serving students and young professionals near Colorado State University in Fort Collins. The community is being developed by Landmark Properties, and is set for completion in fall 2020. The property will offer studio, one-, two-, three-, four- and five-bedroom units. Shared amenities will include a rooftop swimming pool, coffee bar, study lounge, private study rooms, a 24-hour fitness center, clubhouse, grilling spaces and outdoor courtyards. Katerra is serving as general contractor for the project.

Ann Arbor, Mich. — Landmark Properties has acquired two student housing communities located near the University of Michigan campus in Ann Arbor. Acquisitions include the 248-bed Zaragon Place and the 198-bed Zaragon West. Both properties were built by Chicago-based development company Zaragon Inc. Landmark is set to implement a capital improvements program on both properties, which will include upgrades to unit interiors and common areas. Goering will be responsible for sourcing and evaluating acquisition opportunities, structuring joint ventures and closing on investments.
