YOUNGSTOWN, OHIO — U.S. Campus Communities has purchased Fire Station No. 7 from the City of Youngstown for $1 million. The developer plans to incorporate the property, which is located at 141 Madison Ave. less than a quarter-mile from the Student Union of Youngstown State University, into an off-campus student housing community currently under development. Called The Flats at Wick, the 115-bed first phase of the project is already pre-leasing for a fall 2010 occupancy. At full build-out, the community will include 450 beds in a mix of one-, two-, three- and four-bedroom apartments. Amenities will include study and conference rooms, social rooms, a fitness center, a business center and wireless Internet access. U.S. Campus Communities plans to use the fire station in a future phase of the project. In the meantime, the city will continue to lease back the station for fire department use for 3 years at a cost of $10 per year.
