Colorado Springs, Colo. — Griffis/Blessing has acquired Lion Village, a student housing community located near the University of Colorado – Colorado Springs, from a local developer for $34 million. Griffis/Blessing has served as property manager for the asset since its opening in 2015. With its third construction phase completed last year, Lion Village offers 508 beds in a mix of two-, three- and four-bedroom, fully furnished units with bed-to-bath parity. Denver — Nelson Partners Student Housing has sold Auraria Student Lofts, a 438-bed student housing community located near the Auraria Campus, an educational facility which serves the University of Colorado – Denver, Metropolitan State University and the Community College of Denver. The community offers two- and four-bedroom units with shared amenities including a rooftop swimming pool, cabanas, an outdoor dining area, fitness center, yoga studio, gaming lounge and study spaces. Terms of the transaction and the buyer were undisclosed.

Chicago — A joint venture between The Scion Group and Hana Financial Group has acquired a four-property student housing portfolio totaling 3,275 beds. Acquisitions include: Cottages of Fort Collins, serving students at Colorado State University Cottages of Lubbock, located near Texas Tech University The 9 at Gainesville, serving students at the University of Florida Archive Oxford, located near the University of Mississippi This transaction marks the first investment completed by the recently formed joint venture. Fort Collins, Colo. — Construction is underway on The Standard at Fort Collins, a 780-bed community serving students and young professionals near Colorado State University in Fort Collins. The community is being developed by Landmark Properties, and is set for completion in fall 2020. The property will offer studio, one-, two-, three-, four- and five-bedroom units. Shared amenities will include a rooftop swimming pool, coffee bar, study lounge, private study rooms, a 24-hour fitness center, clubhouse, grilling spaces and outdoor courtyards. Katerra is serving as general contractor for the project.

Denver — University Communities has launched a new third-party management platform titled Gradient Property Management. The Denver-based platform will be opened up to a select number of third-party student housing contracts with the idea of leveraging University Communities existing platform to manage properties like an owner would to create value. Gradient Property Management will be overseen by Dennis Hardie, COO, and Rachelle Dow, director of business development and operations.

Greeley, Colo. — Pinnacle Real Estate Advisors has arranged the $1.9 million sale of Bear’s Den Apartments, a multifamily property located adjacent to the University of Northern Colorado campus in Greeley. The community consists of 16 units contained in four buildings. Scott Fetter and Joe Hornstein of Pinnacle brokered the transaction. The undisclosed buyer acquired the property through a 1031 exchange.
