Seattle and Austin, Texas — Digital marketing firm Conversion Logix has launched TikTok advertising services and a new virtual assistant. The company’s virtual assistant, Claire, offers answers to frequently asked questions 24 hours per day, allowing client’s website visitors quick responses to questions while increasing lead conversions through prompts to schedule a tour or claim offers based on their initial contact. Conversion Logix has offices in Seattle and Austin, Texas.

Seattle — Champion Real Estate Co. has acquired .33 acres of land at 700 NE 45th St. near the University of Washington campus in Seattle for the development of a 516-bed student housing community. Dylan Simon of Kidder Matthews represented Champion and the undisclosed seller of the development site, which was acquired for $7.3 million. Named Victory at the U, the community will offer fully furnished units alongside shared amenities including study and fitness centers, recreation space and a rooftop deck offering views of Lake Union.

Pullman, Wash. — A joint venture between The Annex Group and Eastmark Capital Group has announced The Annex of Pullman, a $47.8 million student housing project located near Washington State University. Construction is currently underway on the development, which is located adjacent to the north side of the university’s campus at 1555 NE Northwood Drive in Pullman. The garden-style project will offer 399 beds in 204 one-, two-, three- and four-bedroom units. Bothell, Wash. — Construction is underway on a 1,055-bed residence hall at the University of Washington Bothell.  The community is being developed through a public-private partnership (P3) between the university, Capstone Development Partners and Harrison Street. Seattle — A joint venture between Peak Campus and Blue Vista Capital Management has broken ground on Theory U District, a 441-bed student housing community located near the University of Washington campus in Seattle’s University District. The seven-story development will offer fully furnished units alongside communal amenities including a fitness center, business center, courtyard, rooftop amenity deck, gathering and grilling areas and an outdoor kitchen. Construction financing for the project, set to open in fall 2022, is being provided by the Bank of Oklahoma.

The Ruckus

Pullman, Wash. — Highland Realty Capital has secured a $40.95 million bridge loan for The Ruckus, a 976-bed student housing community located near Washington State University in Pullman. The company secured financing — $2 million of which will be used to convert 89 four-bedroom units into three-bedroom units with bed-to-bath parity — through a Los Angeles-based debt fund on behalf of the borrower, NB Private Capital (NBPC). “Bed-to-bath parity is always an issue, and with COVID-19, it became an obvious upgrade for us to make,” says Blake Wettengel, president of NBPC.

Seattle — Greystar is set to break ground on Lakeview Student Residences, a $145 million student housing community located in Seattle’s U District near the University of Washington. Greystar recently purchased a five-parcel assemblage of existing apartment buildings located at NE 42nd St. and 12th Ave. NE for the development for $17 million.
